As more residents buy electric vehicles, strata buildings face the same questions: can the building supply the power, where do the cables go, who pays, and how do you avoid a patchwork of individual installations? Our EV-Ready Building Study answers those questions with a whole-of-building plan that the owners corporation can approve and deliver in stages.

The study is priced from $1,490 per building as an indicative starting price, confirmed in writing after we review the building and car park.

What's included

  • Car park survey: spaces, layout, ceiling and wall routes, fire and ventilation constraints
  • Electrical capacity assessment of the main switchboard, supply and common-property interval data
  • Backbone design: a shared cable and distribution system that individual chargers can connect to later
  • Load management approach so many chargers can share limited capacity
  • Options for metering and billing residents for their own charging
  • Indicative costs for the backbone and for each charger connection
  • Staging plan from the first installations to full car park coverage
  • Report and summary suitable for the committee and owners

Why Blue Energy Solar

We install EV chargers and the electrical infrastructure behind them, so our designs reflect what can practically be built in an occupied car park. The building is surveyed in person, and our recommendations favour a shared backbone with load management over ad hoc individual connections, which can use up the building's spare capacity quickly. All designs are prepared for installation by our licensed electricians to the relevant Australian standards.

Recommended for

Owners corporations receiving requests from residents for EV charging, or planning ahead before EV ownership grows in the building.

Most buildings do not have enough spare capacity for every space to charge at full power at the same time, and they rarely need it. Load management shares the available capacity across chargers, so many vehicles can charge overnight without an expensive supply upgrade. Where capacity is still insufficient, the report explains the upgrade path and the network approval required.

Installing a backbone and chargers on common property needs owners corporation approval, and cost-sharing arrangements are often set out in a by-law. Fire safety and car park ventilation requirements can also affect where chargers can go.

Directions

1. The committee requests the study and sends building plans, car space numbers and common-property bills.
2. We confirm the scope and fixed price in writing and schedule a survey.
3. Our team surveys the car park, switchboards, risers and cable routes.
4. We design the backbone, load management, metering options and staging, with indicative costs.
5. We deliver the report and explain the plan to the committee.

Warnings

The price shown is an indicative starting price; the final fixed price is confirmed in writing after we review the building.
Access to the car park, switchrooms and building plans must be arranged through the strata or building manager.
Costs in the report are indicative; installation is quoted separately after detailed design.
Works require owners corporation approval and may need a by-law, council approval or network approval.

Frequently Asked Questions

A backbone is shared electrical infrastructure, typically a main cable run and distribution points through the car park, installed once by the owners corporation. Individual owners can then connect a charger when they need one, without running a separate cable from the switchboard. It keeps installations consistent, protects capacity and usually costs less per space over time.

Not necessarily. Many buildings can support a significant number of chargers with load management, which reduces charging power when the building's demand is high. The study assesses your available capacity from switchboard details and interval data, and only recommends a supply upgrade if load management alone will not meet the expected demand.

Options include metered chargers linked to a billing system, sub-metering on each connection, or a fixed charge approach. Metered billing is usually the fairest, because each resident pays for the energy they actually use. The study compares the options for your building, and our EV Charging Billing System can deliver the metered approach.

Yes. Most buildings stage the rollout. The first stage often installs the backbone for part of the car park plus a few chargers, and later stages extend it as demand grows. The staging plan shows the cost of each step and what triggers the next one, so the owners corporation can budget over several years.
